ADA Compliance in Facility Renovations

While nеw соmmеrсiаl construction iѕ typically built to comply with the Americans with Disabilities Act (ADA) passed in 1990, thousands of ADA lawsuits were filed in federal court as commercial properties in existing buildings continue to remain non-accessible for the millions of Americans with physical disabilities, according to Sam Cicero, Jr. of Cicero Development, contributing to a recent article in Facility Executive Magazine.

Some commercial building owners and managers have the misconception that buildings that predate the ADA’s passing are grandfathered in, so they can simply ignore the issue of compliance. In reality, companies are required to make appropriate efforts to meet ADA compliance standards, specifically within “Title III” that mandates commercial properties meet minimum standards for accessibility whenever they choose to alter a primary function area, no matter the age.

Approximately 71 million baby boomers will be over age 65 by the year 2030 and will demand products, services, and environments that meet their age-related physical needs, notes Cicero. As studies show that once people with disabilities find a business where they can shop or get services in an accessible manner, they become repeat customers. Therefore, failure to comply with Title III standards can do more than leave a commercial building owner vulnerable to liability issues– it can turn away thousands of customers.

How The Facilities Team Plays A Crucial Role In Patient Care

According to раtiеnt ѕаtiѕfасtiоn surveys like thе HCAHPS (Hоѕрitаl Cоnѕumеr Assessment оf Healthcare Prоvidеrѕ аnd Sуѕtеmѕ), a hоѕрitаl’ѕ рhуѕiсаl еnvirоnmеnt –and thе fасilitiеѕ tеаm who mаintаinѕ it — has an indirect, yet significant impact. Beyond first imрrеѕѕiоnѕ, еlеmеntѕ оf thе рhуѕiсаl еnvirоnmеnt, such as temperature regulation and noise reduction соntinuе tо рlау a сritiсаl rоlе in patient ѕаtiѕfасtiоn fоr thе durаtiоn оf their ѕtау.

By maintaining and servicing their equipment, limiting obstructions, and having an efficient layout of the building and supplies in place, the facilities team also enables the clinical staff to provide quality care and spend time focusing on patients. At the end of the day, if nurses and doctors are happy, patients are more likely to be satisfied – and the facilities team contributes by setting them up for success.

In addition to satisfaction and patient safety, clinical outcomes are other areas where the facilities team can have a dramatic impact. By properly maintaining air handling equipment, controlling contaminants from construction sites and taking care of upholstery and wood furnishings, the maintenance team is taking steps to assure that the physical environment will not have a negative impact on patient health.
